AURORA – A motor-coach and transit equipment sales and service provider leased a 32,730-square-foot building with industrial outdoor storage northwest of the Interstate 70-E-470 interchange. ABC Bus Inc. leased the building at 3350 Odessa Way from First Industrial LP for an 88-month term. Paul Roberts and Hayley Konowalchuk of Fuller Real Estate represented the tenant in the transaction. Cushman & Wakefield’s Aaron Valdez represented the landlord. The tenant recently procured a contract to service a large bus fleet in the Denver metro area for maintenance and repairs. The fleet is powered by compressed natural gas, which required a building certified to handle CNG; the certification is very expensive to obtain, according to Roberts. ABC Bus Inc. initially was looking for a smaller space, but the size of the contract required a larger space. The company has already assumed possession of the property, with the start of the fleet contract set to begin in February. The 6.84-acre property includes a 1.8-acre paved and fenced yard, a feature needed to house the fleet awaiting repairs. The property is zoned I-1 and includes 52 parking spaces. Built in 2013, the building has a total of 5,403 sf of office space split between two floors. It currently has one drive-in door and multiple dock-high doors, which are not needed for the tenant’s purposes. The tenant will install multiple drive-in doors to replace the dock-high doors. ABC Bus Inc. is a national, family owned company headquartered in Minnesota, with nine locations from the East Coast to the West Coast. Founded in 1972, the company offers sales, parts, service and customer care services for the motor-coach industry.
