The Class B property traded for $4 million , representing an approx. 6..5% cap rate. David Gagliano and Jason File of Fuller Real Estate represented the seller in the deal, while the buyer went unrepresented. Built in 1980, the 3-story building was 93% occupied at the time of sale by more than a dozen tenants, including a kitchen remodeler and a chiropractor. According to the Fuller team, the buyer is an office investor from Brooklyn, New York, that plans to hold the asset long-term and enjoy its steady cash flow.
