According to public records, the buyer purchased the property from seller After 7108 LLC for $1.6 million. David Gagliano of Fuller Real Estate represented the buyer in the off-market transaction, while Eric Gold of Sheldon-Gold Realty Inc. represented the seller. Built in the 1970’s, the three-story building is home to tenants David Weekley Homes, LDK Logistics, Sheldon-Gold Realty Inc. and an undisclosed surveying company. According to Gagliano, the buyer was attracted to the property because of its full occupancy. The investment also provided a 7% cap rate at closing, a favorable rate considering the market, he added. The buyer has no immediate plans for changes at the property but will invest in improvements as needed over time, Gagliano said.
