Source: Colorado Real Estate Journal, 8/19/2020, p. 14. Baceline Investments, LLC leased the 19,000-sf, single tenant office building at 511 Broadway in Denver from landlord Safavi Holdings LLC. Matt Brower of Column Commercial represented the tenant, while Travis Wanger and Alex Scott of Fuller Real Estate represented the landlord. The tenant signed an 11-year lease at the property and will take occupancy in October. It plans to bring its financial services company to the space. “The tenant wanted a building that offered some character along with the opportunity to create a identity at the space,” Brower said. “It wanted a single-tenant building where it could put up its company signage and make an office all its own.” According to Brower, the tenant will make minor upgrades to the property before moving in, though the changes will be only cosmetic as the building is well-maintained. According to public records, the 90-year old building underwent a full remodel in 2007 that updated all building systems, including plumbing and electrical. The property’s unique interior design with exposed brick walls and wooden beams drew many prospective tenants to the space, Wanger said. He added that its location is within walking distance of restaurants and retailers, including Trader Joe’s, Chipotle and Einstein Bros. Bagels, along with its ample amount of both above and below-ground parking, attracted prospective buyers as well.
