(Colorado Real Estate Journal, February 6, 2019) by Jill Jamieson-Nichols – A 1031 exchange investor paid $4.68 million for a Little-ton office building anchored by Wells Fargo. Old Republic Exchange Co., as a qualified intermediary for Texas-based Houseman Building LLC, purchased the 61,040-square-foot building at 5601 S. Broadway for $76.72 per sf. The buyer owns several other buildings in Denver. It plans to rehabilitate the property and lease up the vacant space. The four-story building was constructed in 1973 and is close to numerous retail amenities on Broadway. Fuller Real Estate broker Randy Hughes, in cooperation with Savills Studley brokers in California, represented the seller. Jacob Rock-er and Brandon Kramer of Marcus & Millichap represented the buyer.
