Source: Colorado Real Estate Journal, February 5, 2025: A 61-room hotel traded hands in an off-market transaction for $4.8 million in December. Safer Housing LLC, an affiliate of Mental Health Colorado,
purchased Green Tree Inn, located at 9799 E. Geddes Ave., from Asset Preservation Inc. as an intermediary of GTI Denver TC LLC. Bob Pipkin and Jeff LaForte of Fuller Real Estate represented the buyer, while the seller was
unrepresented. The 51,143-square-foot building is positioned off Interstate 25, north of East Dry Creek Road. Near the Denver Tech Center, the property is surrounded by numerous dining and retail options. The property is the first purchase by Mental Health Colorado in its 71-year history. The buyer, which had been operating its homeless outreach program on the top floor of the hotel, approached the Fuller team for assistance in buying the entire building when the first and second floor were operating as a market-rate hotel. The Fuller team began the process in February 2023. Safer Housing will now operate its homeless outreach program throughout the entire building. The initiative provides housing and coordinates access to health care and supportive services needed for the stabilization and community integration of individuals experiencing homelessness, judicial involvement and unmet health care needs. The purchase allows for the expansion of emergency shelter access, an increase of wraparound support services, a fostered community connection, and strengthening crosssector
community partnerships. Colorado Housing and Finance Authority and Arapahoe County provided grants and forgivable loans to assist in closing the deal.
