Lakewood Buys RecoveryWorks Building

Source: Colorado Real Estate Journal, October 2, 2024, p. 15:  21,527-square-foot retail building west of Wadsworth Boulevard sold for $4.54 million. The city of Lakewood acquired the property, situated on 0.9 acres at 8000 W. Colfax Ave., from Exchange Resource Group as intermediary for BBR 8000 LLC. Bob Pipkin and Jeff La Forte of Fuller Real Estate LLC represented the city in the transaction, while the seller was represented by
Cleve Schenck of Performance Brokers and Wendy Weiss of Current Commercial Real Estate Corp. The property was built in 1959 and renovated in 2004, according to a LoopNet listing. The building is located within walking distance of the Lakewood-Wadsworth lightrail station. The building is currently home to RecoveryWorks, which  will continue to operate out of the building. The program provides and facilitates access to comprehensive and integrated medical respite, recovery, housing and employment services for individuals with few to no resources, according to the program’s website. The city has a budget of approximately $8 million for the acquisition and capital improvements of the building. Once life-safety improvements are completed, the RecoveryWorks program will operate as a shelter with overnight stays.
