The building was built in 2019 and is zoned I-B, allowing for heavy industrial uses. The property includes two drive-in doors, an automated Argus Controls System, a three-layer fire sprinkler system, heavy power, an elevator, a recycled watewater system and 16 parking spaces. The property is located south of I-70 offering connectivity to the greater Denver area via Colorado Blvd. Brian Baker and Mike Haley of Fuller Real Estate represented the seller, while there was no buyer broker in the transaction. The Fuller Team also oversaw the November 2020 sale of the property for $13.5 million.
